Real estate intelligence is the methodology that combines urban and market analysis in order to study and better understand the relationship between people, real estate and the city. Construction professionals use it to design efficient and functional real estate products. Used correctly, real estate intelligence allows the creation of unique products that satisfy the emotional and vital needs of customers and add value to buildings and the city.

Real estate intelligence generates a win-win scheme where everyone benefits: the city, users, citizens and investors.

In terms of investment, greater absorption, property value and brand permanence are generated, positive impact to the community is generated too. Although the profit of a project using Real Estate Intelligence is variable, based on our experience, we can say that it managed, in some cases, to generate an increase in the rate of sales of 30% and, in some other cases, up to 50%.
CITY + MARKET
The objective is to achieve a sustainable investment and/or design. Sustainability must be socially, financially and environmentally efficient.

Not all real estate studies are the same. However, they start from a common base: context analysis, analysis of pedestrian flows and market study of a given property.

1. CONTEXT ANALYSIS
It responds to the analyzed sector, and involves the area surrounding the property. Includes vehicular and pedestrian macro flows, places where pedestrians and cars stop, contamination (environmental, noise, etc.), security and green areas.

2. ANALYSIS OF PEDESTRIAN FLOW AND ITS USES
The analysis of the behavior of the pedestrian in a sector, combined with the market study, provides us with information to understand the behavior of the market. It also allows previous success cases to be implemented to the current real estate project.

3. MARKET STUDY
These studies provide us with the most relevant information; however, to fully understand them, it is necessary to combine them with an urban context analysis , urban uses and pedestrian an vehicles flows.

For example, an urban contextual analysis in "La Carolina" sector, tells us that, due to the characteristics of the Metropolitan District of Quito in the "hypercenter" area, people expect to find these benefits:

- Spaces for homes
- Family Spaces
- Be close to their workplaces
- Be close to services
- Easily access green areas
- Alternative Mobility

This data is validated with a market study that shows us the existence of three niches where sales are concentrated:

- 1 bedroom between 75,000 usd. up to 80,000 (with the possibility of 2 bedrooms)
- 2 bedrooms between 85,000 usd. up to S/ 210,000
- 3 bedrooms or more between 250,000 usd. up to 450,000 usd.

Using real estate intelligence, you can propose everything from project concepts or typologies, to sales strategies.
